While a PDF version is available to download, the link you get is to a webpage where the report is interactive.Each section of the report gives you the basic information that you need to know like material used to build, date installed, sized of the water heater, etc. and the rest of the report is a list of defects. We use color coding, blue, orange and red to signify the significance of the defect.\u00b7 Blue equals preventative and maintenance issues.\u00b7 Orange equals minor safety issues.\u00b7 Red equals major safety items, meaning that an item poses an immediate threat or will be expensive to fix.\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\t\tAll of these items make the report very user-friendly during the already stressful time of negotiations.Our reports sometimes include videos with the defect if that tells the story better. Our reports also include, what we call a Systems Verification section in each area of the inspection. This is where you get a little insight with a photo or a video as to what was inspected. For example, you might see a video of the inside of the electrical panel, or the temperature of the air register showing that the heat is blowing hot air and the air conditioning is blowing cold air. This helps a lot for out-of-town buyers, and also helps if something breaks after the inspection, we can use this to show the warranty company the items were inspected and shown to be working properly at the time of the inspection.Once you\u2019ve had time to review the entire report, there\u2019s a section for the home buyer to check off the defects they would like addressed in the inspection objection, and if they do this only those items are sent to you in a separate email. And then you can go into the copy and paste section of the report, where you could take the defects you agreed to add to the inspection objection and copy and paste our template item right into your objection.
