Are Home Inspectors Licensed, Insured, and Bonded?
We often get asked if our inspectors are licensed, insured, and bonded. It’s a great question, but it’s important to understand what each of these terms really means—especially in the context of the home inspection industry.
Let’s Talk About Bonding
Bonding is a term most people have heard, but few fully understand. In reality, bonding is primarily used in the construction industry. There are three main types: Bid Bonds, Performance Bonds, and Payment Bonds. These are typically purchased by contractors to guarantee project completion or payment to vendors.
Since home inspectors don’t actually perform construction work, bonding doesn’t really apply to our field. However, a few small municipalities may require a surety bond, which we gladly provide when needed. These bonds serve as a formality to ensure an inspection takes place—not to guarantee the quality or outcome. In most cases, they simply add unnecessary cost with little consumer benefit.
Licensing Requirements
Roughly 38 states in the U.S. require some form of home inspector licensing. All of our Inspections Over Coffee inspectors are fully licensed in the states that require it. In states without licensing laws, we still meet or exceed the requirements of licensed states through our in-depth corporate training.
Think of it like real estate: getting a license lets you work in the industry, but it’s the ongoing training and systems that truly prepare someone for success. We approach our training with that same mindset—preparing inspectors not just to meet the minimum standard, but to exceed expectations.
General Liability and E&O Insurance
All of our franchise locations carry both general liability and errors and omissions (E&O) insurance. Here’s what that means for you:
- General Liability Insurance: Covers incidents that happen on-site—like accidental property damage (e.g., falling through ceiling drywall or causing a leak).
- Errors & Omissions Insurance: Protects against mistakes or oversights in the inspection report, such as missing a defect or misrepresenting a system’s condition.
These policies provide peace of mind for both agents and clients, ensuring professionalism and accountability at every step.
